Family-Owned · Professionally Managed

One Long-Term Lease. Less to Manage.

APHERA leases selected homes for longer terms. Owners get one lease, one point of contact, rent paid on the agreed schedule, and a home that stays cared for.

For Property Owners

Less turnover. Less chasing. More consistency.

We focus on the things landlords actually care about most. Rent showing up, the home staying in good shape, fewer leasing cycles, and knowing exactly who to call.

Rent on Time, Every Month

You know when your rent is coming and can plan around it.

No Vacancy Headaches

You are not relisting the home or waiting around for the next tenant.

We Take Care of the Home

Cleaning, routine checks, and small issues are handled before they become bigger problems.

Protection Built In

Clear house rules, controlled access, monitoring where appropriate, and insurance requirements help protect the property.

One Call, One Contact

You are not chasing different people when something comes up. You know who to reach.

A Relationship You Can Count On

We are looking to build a lasting relationship with owners, not a quick lease and move on.

Less on Your Plate

Your property should not feel like a second job.

We handle the everyday issues that would normally come back to the owner. You are not fielding small maintenance calls, coordinating routine problems, or chasing different people when something comes up.

If something needs your decision, we let you know what is happening, explain the options, and work through it with you.

Property Care

We take care of the home because small things matter.

A loose handle, a running toilet, or something that needs attention should not sit there for weeks simply because nobody noticed. We keep the home clean, pay attention to its condition, and coordinate routine issues as they come up.

Good Neighbor Standards

We want the neighbors to be comfortable too.

A well-run home should not create problems for the people living next door. We do not allow parties or smoking, we control access to the property, and we expect everyone in the home to respect the neighborhood. If a concern comes up, we want to hear about it and deal with it quickly.

For Realtors & Leasing Professionals

Easy to introduce. Easy to work with.

Many of our properties come through realtors and leasing professionals. We respect your relationship with the owner, communicate clearly, and make the leasing process straightforward from the first conversation onward.

If you are helping an owner place a home, we want APHERA to be a tenant you feel comfortable introducing.

Residential Use

Who may stay in the home?

Our primary focus is corporate and furnished housing for professionals, relocation needs, healthcare assignments, and families in transition. When a home is available between longer assignments, we may also consider other qualified residential stays through trusted booking partners, as long as they fit the property and house rules.

How It Works

A clear process from the first conversation.

We keep the steps simple so owners and their representatives know what happens next.

STEP 01

Tell Us About the Property

Share the basics. Location, property type, timing, and what matters to you.

STEP 02

We Review the Fit

We look at the home, the area, and whether the arrangement makes sense for both sides.

STEP 03

Agree on the Lease

Rent, term, permitted use, responsibilities, and other details are put in writing.

STEP 04

Prepare the Home

We coordinate the setup, access, cleaning, and readiness before the property goes into operation.

STEP 05

We Stay on Top of It

We handle the day-to-day details, keep the home cared for, and keep communication clear.

About APHERA

A family-owned company built around long-term relationships.

APHERA Hospitality Group is a family-owned, professionally managed company focused on building lasting relationships with property owners and real estate professionals.

We take a hands-on approach to the homes we lease. That means staying on top of communication, paying attention to the property's condition and taking responsibility for the everyday details instead of passing every small issue back to the owner.

We built APHERA around a simple idea. Being a good long-term tenant should mean more than paying rent. It should also mean respecting the home, the neighborhood and the people who trusted us with the property.

Property Owner

“For an owner, a good tenant relationship should feel straightforward. Clear expectations, good communication, and fewer surprises make a big difference.”

Real Estate Professional

“I want to know the home is being treated with care and that small issues are handled before they turn into bigger ones.”

FAQ

Questions owners usually ask.

Who signs the lease?

APHERA Hospitality Group, or the APHERA entity named in the agreement, signs the lease as the tenant.

Who is responsible for the monthly rent?

APHERA is responsible for the rent under the lease. Rent is paid according to the schedule and terms agreed with the owner.

Do you offer furnished stays?

Yes. APHERA may use the home for furnished residential stays as part of the rental arrangement. We discuss that openly with the owner before signing so everyone understands how the property will be used.

What types of people may stay in the home?

Typical stays may include business travelers, healthcare professionals, corporate assignments, relocating households, families between homes, and other qualified residential stays that fit the property and house rules.

How are occupants screened?

We review the stay details, identity information, expected occupancy, and the requirements that apply to the property before a stay is accepted. The exact checks can vary depending on the home and the type of stay.

How often is the property cleaned?

The home is professionally cleaned as part of the operating schedule and between occupancies when required. The exact cleaning schedule depends on the property and the length of the stay.

How do you handle maintenance?

We handle or coordinate routine issues as they come up. If something bigger needs the owner's decision, we let you know what is happening, explain the options, and work through it with you.

What safeguards do you use?

Depending on the property, safeguards may include controlled smart access, clear house rules, occupancy limits, noise monitoring where lawful, exterior security measures where lawful and disclosed, routine condition checks, and a no-party and no-smoking policy.

What insurance do you maintain?

Insurance requirements and the coverage that applies to the property are reviewed as part of the lease process. We provide the applicable policy information and limits for review before the arrangement is finalized.

Can the furnished-use arrangement be written into the lease?

Yes. The intended use, owner authorization, responsibilities, and any property-specific conditions should be written into the lease or related agreement so both sides understand the arrangement.

How long are your preferred lease terms?

We look for longer-term relationships where the home and the arrangement are a good fit. The actual lease term is discussed with the owner and written into the agreement.

What happens if local rules or an HOA do not allow the proposed use?

We do not move forward with a use that is not permitted. The property must fit the lease, local requirements, building or HOA rules, licensing requirements where applicable, and insurance requirements.

How are stays arranged?

Most stays come through corporate, relocation, healthcare, and direct furnished housing relationships. When appropriate, we may also work with trusted booking partners for other qualified residential stays.

Can my realtor or property manager stay involved?

Yes. We are happy to work with the professionals already representing the owner and keep communication clear about who is handling what.
